Soldier Field has stood for nearly a century. ETFE roofs have been tested for a quarter of that. Swapping the known for the experimental, and the lakefront for the suburbs, is a bet that loses in 25 years.

Soldier Field opened in 1926. It hosted the first professional football game ever played in a permanent stadium structure in America. For a century, it has been renovated, upgraded, and adapted. The foundation is stone. The columns are real. The structure is proven.
An ETFE roof in Hammond has never been tested for more than 25 years. No stadium with this material has existed long enough to know what happens to it after a quarter-century in service.
You're trading the known for the unknown. And you're trading the lakefront for the suburbs.
The Durability Problem: We Don't Know
ETFE manufacturers claim 25 to 35 year service lives. Some claim 50 years. But here's the catch: No ETFE structure has been in place for longer than 25 years.
US Bank Stadium in Minneapolis opened in 2016 with an ETFE roof. As of 2026, it's nine years old. Allegiant Stadium in Las Vegas opened in 2020 with ETFE โ that's six years. SoFi Stadium in Los Angeles opened in 2020 โ also six years.
The oldest ETFE stadium roof in the world is approaching its designed warranty window with no long-term data to show what happens next. All claims about 35-year or 50-year lifespans are extrapolations from laboratory tests, not from real-world aging. And lab tests don't capture the variables of actual use: ozone exposure in urban environments, salt spray near lakefront areas, thermal cycling stress, continuous crowd vibrations, and weathering patterns that vary by region.
By contrast, Soldier Field's original stone structure has survived nearly 100 years, including the Great Depression, multiple wars, industrial Chicago winters, and constant use. It's been tested by time. You know what you have.
What Goes Wrong After 25 Years?
The manufacturers don't know. They won't say. They'll guarantee the material doesn't become brittle or discolor within the warranty window. After that? Silence.
Here are the unknowns:
UV degradation: ETFE resists UV in lab conditions. But real-world ozone stress from urban pollution, salt spray from Lake Michigan (if we're talking a Chicago stadium), and industrial particulates can degrade fluoropolymers. No long-term data on this.

No stadium has been running this long to show you.
Cleaning and maintenance: Over time, accumulated damage from cleaning, repairs, and weathering compounds. ETFE costs money to maintain and more money to repair. How much more by year 35 or 40? Speculation.
The Historic Alternative
Soldier Field was built in 1926. It's been through the Depression, two world wars, the integrated the NFL, the integration of professional sports, technological change, and a century of weather. The structure remains. The columns stand. The fundamental design has proven itself across generations.
When you renovate Soldier Field, you're maintaining a structure with a proven track record. You know how it ages. You know what breaks and how to fix it. You know how it will perform in 2050, because it was performing fine in 1950, 1975, and 2000.
When you build a new stadium with an ETFE roof in the suburbs, you're betting on materials that have been tested for a quarter of a century โ and you're making that bet for a structure you hope to use for 50 or 100 years.
The Suburbs + The Sunset Problem
But durability is only half the problem. Location is the other.
In 25 years, urban migration patterns will shift further toward city centers. Cities like Chicago are already seeing gentrification and redevelopment push outward into suburbs, but the premium real estate is lakefront and downtown. A stadium in Hammond, 25 miles outside Chicago, competes at a location disadvantage.
Now add the aesthetics problem.
Soldier Field's beauty is not an accident. The stone columns. The modern bowl set against a backdrop of the Field Museum, Grant Park, the Chicago skyline, and Lake Michigan. The grass. The natural materials. These create an environment that photographs well, broadcasts well, and feels significant.
An ETFE roof is plastic. It's transparent or fritted (printed with a pattern), but it's still a synthetic membrane over a modern steel frame. In a lakefront setting โ surrounded by a world-class skyline and natural landscape โ an ETFE roof works, maybe. It's a modern accent in a historic setting.
In the suburbs, with no distinctive backdrop, no iconic landmarks, no natural water, no historic architecture around it? An ETFE roof becomes an eyesore. It looks like what it is: a plastic tent over a stadium in a flatland parking lot.
Soldier Field is beautiful because it's on the lakefront. The lakefront makes it timeless. A Hammond stadium built 25 miles away, surrounded by parking lots and residential sprawl, doesn't get that advantage. And in 2050, when the ETFE is aging and needs maintenance, it won't look futuristic anymore. It'll look old, worn, and cheap.

Scenario A: Soldier Field, renovated and maintained, sits on the lakefront with the same columns, the same view, the same historic presence it's had for 120 years. The stadium is modernized but recognizable. It's a landmark. Its value isn't in the novelty of the roof โ it's in the timelessness of the structure and location.
Scenario B: The Hammond stadium, built with an ETFE roof that was cutting-edge in 2026, is now 25 years old. The roof needs major maintenance or replacement โ ETFE roofs have been tested to 25 years, and nobody knows what happens after that. The structure is in the suburbs, surrounded by sprawl. The lakefront is not part of the equation. The city has continued to develop downtown and along the waterfront, leaving the suburban stadium as a relic of outdated planning.
Which one is a viable venue in 2050?
Durability Isn't Just About Materials
A structure is durable if it can be maintained, upgraded, and kept relevant. Soldier Field has been maintained and upgraded continuously for 100 years. It remains relevant because it's in a location that remains valuable, surrounded by landmarks that gain prestige over time.
A new stadium is durable only if the location remains desirable and the materials prove reliable over the long haul. Hammond loses on both counts. The suburbs are less desirable as cities recentralize. And ETFE hasn't been tested for more than 25 years.
You're not comparing a 100-year-old stadium to a brand-new one. You're comparing a structure with a proven track record across generations to a bet on untested materials in a less desirable location.
